Today I am feeling a bit guilty, like perhaps we took advantage of you.... Let me explain.

When Kay and I first talked about having you come visit with us, I knew you would be great, and just what the Dr. ordered in these challenging times.

 

Well, you exceeded my expectations. As a manager, I never know how the agents will react to be locked up in a room for 7 hours. It certainly would not be their first choice for how to spend the day.

 

But ever since 4 PM yesterday, all I have heard is how "terrific", "sensational" and "on target" the Johnny Ussery seminar was. I know you have received a number of emails directly, and I have too. And they are all true. Your message was delivered inspirationally, with heartfelt concern for each of the agents and it was dead on "balls" accurate!! ( a term from the movie My Cousin Vinny)

 

So here is why I feel guilty..................I am not sure we paid you enough!!!

 

They all loved the message(s) and YOU!!

 

One thing is for sure, you will need to come back soon to counsel with us on the "buyer" side.

At the cookout after you left, we were discussing how your training is "insightful" vs. just reading out of an old playbook.  It means all the difference that you are there in the trenches weekly hearing the same objections and tackling the same obstacles that we are in the developer sales market. I'm sure many other trainers are holding onto supposed "tried and true" techniques. Your ability to recognize a shift in buyer preferences and buyer motivators, and willingness to adjust your approach accordingly, is refreshing and sure to yield results.

Hi Johnny!  It was a great pleasure meeting you yesterday and an honor to finally experience the wit and wisdom I have been hearing about you for the last 3 years!

 

I took copious notes of everything you were saying because it was great to hear about new ways to say/present the same message.  I agree that humility is very important when working with listings and they need to be reassured that you love their home/property.

 

I have always tried to find a way to reassure Buyers and Sellers that I will ALWAYS be honest with them.  If struck me as funny and very obvious when you said to just say it. So from now on...I am.  From you I learned a way to express it (with 3rd party testimonials) that did not sound cheesy or disingenuous.  Thank you!

 

I just received a price reduction on one of my listings!  I plan to be heads down with CMAs over the next few days working on price reductions using my new skills!

Johnny – just an update on the Fall season we're having here at Blue Ridge Mountain Club. Since you were here 5 weeks ago, we've heated up for the first time all year.  You really helped us to solidify our messaging.  As you know we were in a bit of a summer slump when you got here.

 
We condensed our notes from your training, started doing the hard work on the calls (we're the most "curious" people you've ever met - I hear "just curious" all the time now!) and some role playing. In the last 2 weeks we've sold 3 developer homesites and one cottage and have some other prospects dancing around that are sure to come on board soon and make a great decision! We can't wait to get you back to the mountains soon!
